What LSC is, and what it is not

LSC Smart Living is a platform where property owners list paying guest homes and flats, and where you can search them, ask to visit, and reserve a bed or unit.

The agreement to live somewhere is between you and the owner of that property. LSC reviews owners and listings before they appear, and records what was decided, but it does not own, manage or let the homes on it, and it is not a party to your rental agreement.

Your account

You need an account to save a home, ask to visit, reserve, or pay. Keep your password to yourself: anything done from a signed-in session is treated as done by you.

Give accurate contact details. An owner replying to your enquiry, or confirming a visit, uses what you provided.

Listings and accuracy

Each listing is submitted by its owner and reviewed before it is published. Rent, deposit, amenities, rules and photos come from the owner.

Availability is taken from the owner’s live inventory rather than a field they update by hand, which is why a bed stops showing as free the moment it is taken. That makes availability reliable; it does not make every other claim on a listing verified in person.

If something on a listing does not match what you were told, report it from that listing. A property under review can be suspended, which removes it from public search immediately.

Visits

A visit request goes to the owner with the slot you chose. They may confirm it, propose another time, or cancel. Each of those is recorded against the request so both sides can see what was agreed.

A visit is an introduction, not a commitment. Inspect the actual room or unit, and confirm charges and rules with the owner before you reserve.

Reservations and holds

Reserving holds one specific bed or unit for you for a limited period so you can complete payment. Nobody else can reserve it while your hold is live.

If payment is not completed within that period, the hold lapses on its own and the bed returns to the market. That is not a penalty; it is what keeps availability honest for everyone else.

Payments, rent and refunds

The amount due is shown before you pay and is checked against what is actually owed at the moment you pay, so a page left open does not charge you the wrong figure. Each payment carries its own key, so pressing pay twice cannot take the money twice.

After you move in, rent is raised month by month. The first month is covered by your reservation, so billing begins with the second.

A refund returns the money and reopens what it paid for: a refunded reservation that has not yet become a stay goes back to unpaid with a fresh hold, and can lapse. Deposit terms, notice periods and any deductions are set by the owner and belong in your agreement with them.

Leaving

Giving notice tells the owner you intend to leave and marks the bed as freeing up. Rent is still owed for the time you stay.

A move-out closes your stay rather than deleting it, so the record of who stayed and when remains.

Using the platform fairly

A few things are not allowed, and an account doing them can be suspended:

  • Listing a property you do not own or have no authority to let.
  • Posting details, photographs or documents that are not yours or are not accurate.
  • Using the platform to collect contact details for anything other than the enquiry they were given for.
  • Attempting to reserve inventory you have no intention of taking, or automating requests against the service.

Suspension and removal

An owner account or a listing can be suspended while a report is checked. Every such decision carries a written reason on an audit record that the owner and the next reviewer can both see.

You can stop using the platform at any time. Where a stay or a payment obligation is live, ending your account does not end that obligation to the owner.

Limits, and what is still being built

Parts of this service depend on providers outside it — payment processing, message delivery and file storage — and a fault in one of those can delay something here.

Where a feature is not ready, it is left out rather than shown as a button that does nothing. If you see something that claims to do more than it does, report it and it will be corrected.

The legal specifics

The operating entity, its registered address, the governing law and the venue for any dispute are to be stated here by the business before launch. They are deliberately not filled in with a placeholder: a term that looks official but is not agreed is worse than one that is visibly outstanding.
